Roof access is by appointment only and will be scheduled Monday through Friday between 9:00 a.m. and 4:00 p.m. Roof access will be permitted only in the presence of Association Management. All work performed on the roof must be supervised by Management or its authorized representative. Any unauthorized access or work performed without prior approval and supervision may result in denial of access and/or the owner being held responsible for any resulting damages.

This request must be submitted to the Management Office at least 48 hours in advance of the requested roof access.

The contractor/vendor must submit the following documents directly to customer@grsmanagement.com prior to the requested access date:

• Current State License
• Certificate of General Liability Insurance
• Certificate of Workers’ Compensation Insurance

• The unit owner is responsible for ensuring that all contractors comply with the Association’s insurance and licensing requirements.
• Any damage to the roof, common elements, or Association property caused by the owner, contractor, vendor, or any person performing work on behalf of the owner shall be the sole responsibility of the unit owner.
• Any air conditioning equipment or other rooftop equipment must be properly secured to its base to prevent movement or damage caused by wind or weather conditions.
• The Association and GRS Management, Inc. assume no responsibility for the contractor’s work, materials, equipment, or any damage resulting from the work performed.
